Building a House Empty Building a House

Post by KevinGT 2/12/2009, 4:13 pm

As some of you know I am one of the few Tulsa forum members that live in the suburb called Oklahoma City. I actually live South of OKC but you get the point. I am in the process of buying a home that is about 50% complete. This is not a custom build but we have secured the home and are aloud to make some minor changes. If anyone has been through the building process please feel free to give advice on what options they wish they would have installed.

The only addition I have added so far is that the house comes with a 3 car garage. I also requested that a full 3 lanes of concrete be poured and not 2 lanes that branched out to the 3 garages. I am trying at all cost to keep people from backing into my vehicles so my advice will be just to back straight out.

I really hope that at some point I can get you guys to come by the house for breakfast or Hamburgers before heading to an OKC show or something. Does the club have anything on a yearly basis in OKC? Just to see a herd of Mustangs pouring into my neighborhood would be a treat.

Run Cat 5e (or 6, or whatever the latest and greatest is) wiring to every room (and numerous walls within each room) before they Sheetrock the house (if they haven't already)! That's the best thing I did when building mine. Sure is cheap and easy to run cabling when there's no Sheetrock installed. I also insulated every room and wall in my house (including the garage walls and ceiling); not just the exterior walls (which are the only ones builders typically insulate).

yes i have a few for your "man room" aka the garage.

i think it will be easiest just to give you a link to a similar question that was asked on another forum. so very many great ideas.

what i wrote was pretty long for just a garage. the other one that had the best idea's was a guy "emay". his weren't idea's though. he accually has his garage that way.

Additional outside outlets are nice. Seems when you are working outside there are never enough outlets and your running 100ft extension cords everywhere. Lighting in the garage. No garage can have enough lighting, see about gettig full florescents installed. I would look into haveing an endless water heater installed. These are typically more, but over time can save huge amounts of money, as they heating the water as you need it vs keeping it heated. +1 on running the cat6 cable, you just never know where you might want an extra computer running. Plus hard wired is much more reliable that wireless, and typically faster. I would run speaker wire as well, you may not have a home theater now, but if you want to have one later, this makes it much easier. +1 on the insulation as well.

look into solid core doors for the interior as well. this helps to absorb the sound and make the rooms quiter when the door is shut.

Put an Eve over the gargage with guttering so the rain doesnt come right in if you have it open while working on your car.
E-LONGATED TOILETS ARE A NECESSITY!!. If you dont tell them ELONGATED you will get the toilets that your ass wont fit on. And NO my ass is not that big(you will thank me). Outlets in the eves on both front corners of the house for chrismas lights and a light switch to turn them on and off in the utility room or garage. hope this helps

You also will need a cage for "Jerbear", if there ever is a group meeting in your neighborhood/at your house; we will need a safe place for him. With a sign "Don't feed the animals!"

Epoxy coat the garage floor!!! With Sprinkles to add traction! Like others have said...extra insulation on the interior walls...if you can also...pick up some sound rated window and door foam and start running a thicker bead around your windows and doors or any other place there could be air entering the house. Will help save on your heating and Air bill.

Florecents in the garage is a great idea....possibly a sink in the garage like David has (mineral Gray). Heated garage? (Im dreaming at this point)

That bunker garage was amazing!!!! WOW

Good luck with the build!
