External Garage... to buy or build?
Well we put an offer in on a house at 131st and Aspen. 1650 sq ft sitting on an acre. Foreclosure we are hoping to get well below it's worth.
So I am looking at all this land. Looking to put in a pool next spring, and I am also looking to price a shop. If we get this house fixed back up and re-appraised we should get around $40k in instant equity (if the economy doesn't dive-bomb again) and hoping to use some of that for the pool and garage.
So I have been looking at different options, between a wood structure and a sheet metal building. I really like the way Jared's garage is set-up, but don't know that I am prepared to spend $20k on a shop right now.
Any reputable places in town to build an 18x36 shop without breaking the bank completely? Or would it be cheaper to draft plans and have a BMMC build weekend? LOL

Better get ready to pony up. If you build you'll easily exceed that $20K mark you mentioned. Just a slab, structure and electrical will blow that 20K pretty fast. Maybe a pre fab metal building in a one car shed size could go under 20K.

A metal pre-fab in that size is going for around $5k for just the shel. Can do electrical, and insulation myself. Slab that size is around $1500 with current price of concrete.
Just looking at ideas, it'll prolly be a while before the wife lets me even start looking hard.
I'm just happy to have a 2-car garage to shelter the car from hell storms for now.

same thing i'm looking for. browsing i was able to find a nice house w/ a 10 car garage. i really think the house was built around the garage rather than just being an attachment. too bad timing wasn't better

yeah ull prolly need about 8 or so yds of concrete, and that shits gettin expensive. as far as wood or metal, i say metal, just because it would probably be cheaper cuz the price of wood is rising rediculously, i think carbon steel is about .08 cents/lb right now

Yea, way I am thinking, I found a company that will do an 18x36 metal shop with single roll-up door for $3600. Found another company that will do a 20x36, including slab, for $5700.

sorry aaron that house was in Colorado. if i were to have one built i'd have to have it tall enough for a lift. maybe something to think about since lifts are fairly cheap

I sell installed buildings here at work we have 7 on-site we use. Come by and look at these and I will see what kind of deal I can swing for you.

You need to allow for dirt work,site prep etc.If your going to put a lift in you will need a minimum of 4" concrete with steel tied on 18" centers.Gotta remember when you do steel you install the insulation as you are doing the sheeting,so insulating needs to be done at the same time.You are also going to need permits etc.B/A is really funny about set backs etc,so check before you build.

Oh yea, after some of the experiences ive had, its better to get a permit even if its not required than being caught without one.
The back half acre of our land is about 4' high in grass right now. Will have to mow it before i will even know if it can sustain a shop.

Be patient and SHOP. If you want to build now is the time,construction prices are better than ever right now. if you build a pole type construction it can be done fairly inexpensive. You can put up the structure and wait on your power and slab.One thing nice about a pole shop your bottom stringer will act as your form board for your slab. Very easy to pour the slab after the building is erected. You can put your plumbing and power sleeves in and pour it at your leisure, concrete is at an all time low here in tulsa now,two years ago it was 100.00 bucks a yard,now if you look around it can be had in the mid to high 60.00 per yard. Always build it bigger than you think trust me on that one. If you would like some names I know a few guys that do this stuff. I built a shop a few years ago 40x85 twelve feet to the truss with ten foot roll up doors on either end, cost me 18k,had one of my contractor buds pour the floor,and had some broke dick chump plumb it for me.Came in at about 22k. Good deal George! Where do you work? Not ready to come in and talk, but do you guys have a site? I'll definitely come talk to you for the commission but got a lot of yard work to do first.

They countered back, and we countered again... kind of annoying, but we are narrowing in on the price we really want to pay,
Went and looked at the house twice yesterday. Took it over with a fine-tooth comb. It's gonna need some work, but for the price we are getting it for, it won't be bad at all...
